I already have a tenant in my property. Will you be able to still manage my property?
Yes, I am excited to share that CTI offers Property Management Services ala carte--- Owners may choose as much or as little property management support as they feel comfortable with; application processing, tenant management, eviction/notice support, repair coordination, etc.
Where do you advertise to find qualified tenants?
After reviewing the comparable listings, evaluating the neighborhood amenities, and reviewing the property features; CTI Real Estate offers suggestions as to pricing, marketing and staging. We advertise the property’s availability and features. Advertising includes: Yard Signs & Audio Tour Multiple Listing Service Internet Marketing Campaign Military Outreach & Corporate Networking Government Supported Housing Programs CTI Real Estate manages all of the incoming calls and coordinates property showings.
How do you screen prospective tenants?
CTI Real Estate is dedicated to selecting quality tenants and keeping the property in good repair with minimal cost. To evaluate potential tenants, CTI Real Estate requires all Applicants, 18 years old and older, to complete a separate application. Tenant screening is the MOST critical point in property management. Screening includes a review of the Applicants: Credit Report (Average Score Greater than 620) Previous Rental History (No more than 1 late payment in any 12 month period) Employment and Income (Gross Income = Three times the Monthly Rent)
When can I expect to receive my rent money?
CTI Real Estate Collects the Rent... Rent is Due on the 1st and past due after the 5th of the month. Upon receipt, rent is deposited in the CTI Real Estate Escrow Account. The processing period is from Friday to Friday. After the Tenant’s check or money order clears, the Owner’s proceeds are paid by direct deposit the following Friday. There are No Hidden Fees, Owners pay no fee while the property is vacant. Property Management Fees are tax deductible. CTI Real Estate Provides Owner Statements Monthly Owner Statements are uploaded to the online document system by the 6th of each month. Owner Statements show monthly income and expenses. Owners maintain a maintenance account ($250) for routine repairs. The status in the maintenance account is reflected on the Owner Statement. CTI Real Estate Publishes a Market Awareness Report Monthly Market Awareness Reports give the Owner the insights needed to make confident lease renewal, rent increase and/or selling decisions. CTI Real Estate Issues a Year End Summary and 1099 End of Year Summaries are posted to the online document center. The 1099s are mailed to the Owner on 31 January each year for the previous year.
What are your fees?
Leasing Service CTI Real Estate lists residential properties for rent. The commission is equal to the amount of the first month’s rent. Twenty-five percent of the rental commission is paid to the Tenant Agent who brings a successful tenant as the result of the Listing Agent’s marketing initiatives. Upon move-in, prior to key delivery, CTI Real Estate requires the tenant to pay the Security Deposit, the First Full Month’s Rent, and any Pro-rated Amounts Due in Certified Funds. The fee for processing a lease renewal is ½ of the lease renewal amount. Tenant Screening The Application Fee is $50 per Applicant. All occupants, including married couples, who are 18 or older, must apply. The application fee is paid by the applicant. Application fees must be paid by money order or bank check. Property Management One Time $150 Property Management Administrative/Archive Fee. 10% of the Monthly Rent: Rent Collection, Late Notices, Owner Statements and Direct Deposit Processing, Security Deposit Escrow, Maintenance Response, Pre/Move-In & Move-Out Inspection & Quarterly Property Condition Reviews 8% of the Monthly Rent: Rent Collection, Late Notices, Owner Statements and Direct Deposit Processing,, Security Deposit Escrow, Maintenance Response, Pre/Move-In & Move-Out Inspection
How do you take care of repairs and maintenance on properties?
CTI Real Estate issues a Quarterly Property Condition Report CTI Real Estate conducts a quarterly property condition review of the property which includes an exterior and interior walk-through, systems and appliance function, window and door lock evaluation & a light and smoke detector check. Photos are taken to verify condition. CTI Real Estate publishes a written report to the online document management system of the property’s status before the end of the 1st month of each quarter. CTI Real Estate notifies the 10 closest neighbors that we are the management company. We share our contact information and request them to notify CTI Real Estate about any compliments or concerns regarding the property.
